The applicant is requesting a five lot Preliminary Plat.

Preliminary Plat
Overview
The plat will consist of five lots, four of which will be approximately 2.5-acres in size with
on larger lot of 41-acres. They applicant is allowed to have 2.5-acre lot sizes based on the 4
fox 40 section of the ordinance. The applicant will be looking at the possibility of further

subdividing the larger parcel once the property is rezoned to 2.5-acre minimum lot sizes after
2008.
Comprehensive Park Plan
The Comprehensive Paxk Plan does indicate a park target area and trail corridor in the wider
area. Although the property is within an Axea Wide/Conservancy target there is not a large
enough contiguous piece on this property that would work with other properties in the area.
A trail corridor is indicated on the west portion of the property along County Road 121.
The plat does provide fora 100-foot right-of--way which should be enough room for a
detached trail.
Natural Resource Inventory
The Natural Resource Inventory does indicate several natural resource areas on the property.
Staff and the Planning Commission will evaluate the value of these communities to the plat
and make appropriate recommendations to the City Council as part of the staff report.
Parks and Recreation Dedication Recommendation
Given the Comprehensive Paxk Plan, staff recommends that the Parks and Recreation
Commission recommend that park dedication fox four be paid in the form of cash with the
following condition:
1. Park dedication for four (4) lots shall be in the form of cash at the rate
applicable at the time of final plat approval.
