Location Northwest coiner of School Street and Freeport Avenue Zoning/ Land Use C3 (Highway Commercial) & R1c (Single Family Residential) / P-SP (Public-Semi Public) 60 D_y Rule In order to comply with Minnesota Statute 15.99 (60 -Day Requirement), action must be taken on this request by March 8, 2006 Attachments • Location Map • Preliminary Plat Overview The plat will consist of two commercial lots with one multi-tenant building on each. The Target shopping area is located directly north, the School District is located directly south and the Applebee's area is across Freeport to the east. Comprehensive Park Plan The Comprehensive Paxk Plan does not indicate any park target area nor trail corridor in the wider area. Natural Resource Inventory The Natural Resource Inventory does not indicate any natural resources. Parks and Recreation Dedication Recommendation Given the Comprehensive Paxk Plan, staff recommends that the Parks and Recreation Commission recommend that park dedication be paid in the form of cash at the commercial rate applicable at the time of final plat approval.
