SUBJECT: Commercial Reserve Transitional Zoning
At a workshop meeting earlier this spring, and after discussing the feasibility of rezoning
portions of the mining area west of Highway 169 to Commercial Reserve Transitional
(CRT), the City Council directed staff to review the area and report back on the number of
properties that would be negatively impacted. Negatively impacted lots are identified as lots
that do not meet the minimum 20 acre lot size as required by the CRT zoning district.
After review of the area, bounded on the west by the Great Northern Trail, Highway 169 on
the east, Woodland trails park, and the Brentwood neighborhood on the south, and 22150 on
the north, staff found:
51 separate parcels,
11 parcels are smaller than 20 acres, AND are not in common ownership with
adjacent parcels.
11 parcels are smaller than 20 acres, but share a common owner with adjacent
parcels.
Of the 11 parcels smaller than 20 acres, four have single family homes on them, three have
communications towers, and three host businesses and one is vacant.
North of 221ST, south of the landfill, there are three parcels, all owned by Capital Land
Group, LLC. They range in size from 8.12 acres to 84.03 acres, with two of the lots being
smaller than 20 acres.
