TO: FROM: Mayor and City Council Michele McPherso~irector of Planning DATE: May 19, 2003 SUBJECT: AS 03-02 Request by Elk River Business Park LLC for a Lot Split to Subdivide Lot 4, Block I - Elk River Business Park Request The City Council is asked to consider an Administrative Subdivision (lot split) to subdivide Lot 4, Block 1 Elk River Business Park into two parcels; a 1.7-acre site and the remnant that will be combined with Lot 5, Block 1 Elk River Business Park. Due to the nature of the lot, this request does not qualify for a subdivision exemption under the statute. Attachments · Location Map · Certificate of Survey · Legal Description Location Southwest Comer of the East Business Park Zoning/Land Use BP, Business Park/LI, Light Industrial Analysis The applicant is requesting that Lot 4, Block 1, a vacant business park parcel, be subdivided into a 1.7-acre parcel and an .81-acre parcel. The 1.7-acre parcel will be utili?ed by a Memo to the Mayor and City Council/AS 03-02 May 19, 2003 Page 2 prospective light industrial tenant, and the remnant will be combined with Lot 5, Block 1, Elk River Business Park. The 1.7-acre parcel meets the requirements of the Business Park District. The subject parcel is vacant, and has been graded. A ~ading plan relating to the use will be reviewed by staff once a building permit has been submitted. Drainage and utility easements will be required to be dedicated on either side of the new lot line as required by the ordinance. The existing easements will be vacated in the future. Recommendation Staff recommends that the City Council approve the request for a lot split of Lot 4, Block 1, Elk River Business Park with the following conditions: DRAINAGE AND UTILITY EASEMENTS SHALL BE GRANTED ALONG EITHER SIDE OF THE NEW LOT LINE. THE REMNANT PARCEL SHALL BE COMBINED WITH LOT 5, BLOCK 1, ELK RIVER BUSINESS PARK.
