SUBJECT: Ashley Furniture Conditional Use Permit
The applicant has submitted a major update to the exiting Elk Park Center shopping center,
which is intended to house three tenants.
Consistent with Council action, staff is suggesting updates to the physical development, in
scale with the improvements proposed. In particular, staff is suggesting the additional of
parking lot landscaping, to break the `sea of concrete' that is evident now.
In response to concerns with staff suggested landscaping improvements provided late last
year, staff met with the applicant on January 6, 2011. It quickly became apparent that the
landscaping concerns are minor when compared to the other issues identified by the
shopping center:
1. Accessibility to the whole development
2. Visibility, mainly of the south end of the development
3. Signage
In conversation, it was felt that a review of the comprehensive sign plan as it informs and
provides instruction to travelers on Jackson, Hwy 169, and Freeport should be completed.
A sign packet, working together, should address the concerns listed above.
Because this plan has not yet been fully developed, the applicant has agreed to continue the
discussion to the February Planning Commission meeting. The applicant will be present at
the meeting to hear what direction the Planning Commission would like to see for the areas
of concern, including landscaping.
Staff will continue to work with the applicant on possible solutions to their issues, consistent
with City= goals.
