Request
Consider park dedication fox a Simple Plat (Meadowvale).
Location
The property is on the northwest corner of County Road 32 (Meadowvale Rd.) and 225`h
Avenue.
Zoning/ Land Use
Al (Agricultural Conservation) / RR (Rural Residential)
120 Day Rule
In order to comply with Minnesota Statute 15.99 (60 -Day Requirement), action must be
taken on this request by July 25, 2005

Overview
The applicant is proposing a Simple Plat to create three new lots
The site is not large enough fox land dedication. The site is outside of any park target area.
Staff therefore suggests that cash fox one lot be collected fox park dedication.
The Comprehensive Park Plan indicates a trail along this portion of County Road 32. Staff
will review potential traIl development and provide a recommendation regarding right-of-
way for a future detached trail.
Recommendation
Staff recommends that the Parks and Recreation Commission recommend cash dedication
fox three lots.
