The proposed plat is an extension of the existing Kingdom Estates subdivision. It will
consist of 11-lots along a cul-de-sac street. A connection to the west is being provided along
214`h Avenue fox future development.
Although the site is outside of any park target area, staff would like the Commission to
discuss neighborhood parks and/ox a more regional trail along Trott Brook. This is a stand
alone subdivision currently, but provisions axe being made to connect to future
developments, of which the size is unknown.
Recommendation
Staff is looking for a recommendation from the Commission regarding park dedication.
