Consider park dedication fox the Preliminary Plat of Noxthstax Business Park.

Overview
The property is approximately 90-acres in area with a large portion of the property
consisting of wetlands, gas line easements and utility easements. Of the 90-acres,
approximately 32-acres are useable.
The site will be utilized as a Business Paxk and the preliminary plat will consist of six lots.
Access to the plat will be at Twin lake Road and 175`h Avenue. A secondary right-in xight-
out access will be provided onto Twin Lakes Road north of 175"' Avenue.

A sidewalk exists along the east side of the property paralleling Twin Lakes Road. An
internal sidewalk is being proposed along the loop street through the plat.
The site is outside of any park target area. Staff therefore suggests that cash be collected fox
pazk dedication.
Recommendation
Staff recommends that the Paxk and Recreation Commission recommend cash dedication
fox the approximately 32-acres of platted land.
