The applicant is requesting a Preliminary Plat fox Elk Path Business Centex 3"' Addition.

Overview
The plat will consist of a single lot which will be 28.55-acres in size. The remnant parcel
(Outlot A) will be 47.25-acres in size. Oudot A will be further subdivided in the future.
An appxoxixnately 160,000 square foot building will be constructed and used as a Target
Technology Centex with the primary purpose of housing computers that are used to store
and process data. The building generally has 10-20 employees.
Comprehensive Park Plan
The Comprehensive Park Plan does not indicate any park target area nor trail corridor in the
wider area. A trail connection running east and west should be able to be constructed in the
County 30 right-of-way.
Natural Resource Inventory
The Natural Resource Inventory does not indicate any resources to be considered.
Parks and Recreation Dedication Recommendation
Given the Comprehensive Park Plan, staff recommends that the Parks and Recxeadon
Commission recommend that park dedication be paid in the form of cash fox 28.55-acres.
