Request
The applicant is requesting a Pxelirrlinary Plat fox a 81ot subdivision to be named Singer
Addition.
Location
The northeast corner of Highway 169 and 207' Avenue.
Zoning/ Land Use
Al (Agricultural Conservation) / RR (Rural Residential)
60 Day Rule
In order to comply with Minnesota Statute 15.99 (60 -Day Requirement), action must be
taken on this request by September 23, 2005

Overview
The plat will consist of eight lots on a cul-de-sac street approximately 810-feet in length.
The property is bound by Heavenly Hills subdivision to the east, 207`h Avenue to the south
and Highway 169/frontage road to the west side. A large wetland complex covers roughly
half of the western portion of the parcel.
Comprehensive Park Plan
The Comprehensive Paxk Plan does not indicate any park target area nor trail corridor in the
wider area.
Natural Resource Inventory
The Natural Resource Inventory does indicate Semi-Natural, Herbaceous and Open Water
Communities on this parcel of land. Staff and the Planning Commission will evaluate the
value of these communities to the plat and make appxopxiate recommendations to the City
Council as part of the staff report.
Parks and Recreation Dedication Recommendation
Given the Comprehensive Paxk Plan, the lack of significant buildable area due to the wetland
complex and the presence of County Road 21 cash dedication is appxopxiate for this request.
