Request by New Century Land Development for a Preliminary
Plat (Heritage Maples)
Request
The applicant is requesting a Preliminary Plat fox a 52 unit subdivision to be named Heritage
Maples.
Location
The parcel of land is located between the existing West Oaks and Highway 10.
Zoning/ Land Use
C3 (Highway Commercial) / CC (Commututy Commercial)
60 Day Rule
In order to comply with Minnesota Statute 15.99 (60 -Day Requirement), action must be
taken on this request by September 23, 2005

Overview
The parcel of land is currently zoned Highway Commercial (C3) and the applicant will be
requesting a zone change to Planned Unit Development (PUD). The applicant is proposing
52 town home units, of which 48 units will be located on an internal private loop street, with
the remaining 4 units off of the public Yankton through street.
Comprehensive Park Plan
The Comprehensive Park Plan does not indicate any park target area nor trail corridor in the
wider area.
Natural Resource Inventory
The Natural Resource Inventory does indicate Woodland Communities on this parcel of
land. It is classified as an "oak woodland-bmshland" which received an average rating as a
moderate natural community with wet]ands present. Staff and the Planning Commission will
evaluate the value of these communities to the plat and make appropriate recommendations
to the City Council as part of the staff report.
Parks and Recreation Dedication Recommendation
Given the Comprehensive Paxk Plan, staff recommends that the Parks and Recreation
Commission recommend that park dedication be paid in the form of cash.
