Case File: P 0608 Page 2 Attachments • Cover Sheet • Location Map Plat Overview The applicant is proposing a single lot subdivision. It is being created out of an Outlot from Shores of Briaxwood. Comprehensive Park Plan The Comprehensive Park Plan does not indicate any pazk target azea nor trail corridor in the wider area. There is an e~dsting paved trail on the south side of the lot along 175`" Avenue. Natural Resource Inventory The Natural Resource Inventory does indicate the property as aSemi-Natural Community. Staff and the Plamiing Conunission will evaluate the value of these communities to the plat and make appropriate recommendations to the City Council as part of the staff report. Parks and Recreation Dedication Recommendation Given the Comprehensive Pazk Plan, staff recommends that the Parks and Recreation Commission recommend that park dedication be paid in the form of cash for one lot. Recommendation Staff recommends that the Parks and Recreation Commission recommend approval of the request with the following conditions: 1.
