BACKGROUND /DISCUSSION The existing condenser is about 30 years old and is subject to leaks in its cooling pipes that could lead to the loss of refrigerant and loss of ice during the season. Due to space constraints, the existing fence will need to be removed during replacement of the condenser and will need to be replaced. FINANCIAL IMPACT $37,500.00 was budgeted in the 2011 Ice Arena budget capital outlay for the replacement of the condenser. Staff received two quotes, the lowest being from Commercial Refrigeration for $33,790.00, plus $1,000.00 for replacement of a privacy /security fence for a total project cost of $34,790.00. The existing condenser would be isolated, pumped down and evacuated. The refrigerant and water piping would be disconnected and the condenser cut loose from its supports. The existing unit would be craned off and new support steel Installed on the base. Once the new support steel is installed the new condenser would be set in place. The refrigerant piping and water supply and water drain lines can be re- connected. A pressure test, leak check and an evacuation will then be performed. After the electrical wiring is finalized, a start up, test and adjustment of the condenser would complete the installation. The evaporative condenser, VFD fan motor control, technical labor, permit, crane, pipe & fittings, electrical wiring, support steel and removal /demo of a second unused condenser are Included. Any additional materials, repairs, overtime labor and structural supports are not included and would be over & above the figure quoted. All material is guaranteed to be as specified. All work to be completed in a workmanlike manner according to standard practices. Any alteration or deviation from above specifications involving extra costs will become an extra charge over and above the estimate. American Industrial Refrigeration will not be held liable for agreements contingent upon strikes, accidents or delays beyond our control. Building owner will carry fire, property and other necessary insurance. Our workers are covered by workmen's compensation insurance. American Industrial Refrigeration will not be responsible for, nor will bid on this project, any work or cost of asbestos abatement. Building owner will provide safe work area with free access to carry out above work. As part of this Proposal, if it is required by the Contract, American Industrial Refrigeration will provide commercial general liability coverage for the scope of AIR's work on the project to the fullest extent of its current insurance coverage. American Industrial Refrigeration will not assume any insurance obligations beyond that included in its current insurance policy. Upgrading of existing systems to meet the most current codes is limited to scope of work detailed above.
