Analysis
The subject property is located west of Cleveland Street, approximately'/a of a mile north of
County Road 12. Located on the subject property is asingle-family dwelling unit and three
detached accessory buildings.
The total area of the subject property is 10.07 acres in area . The applicant is proposing to
create two parcels, a 2.5 acre parcel fox the existing single-family home and detached storage
building, and vacant parcel that will remain developable.
The subject property is outside of any park target area and is essentially too small to request
park dedication in the form of land. As was discussed with the Werner subdivision request
in April, County Road 40 is cuxxendy under consideration fox future reconstruction. Staff
will work with the County to identify the best options for pedestrian facilities along County
Road 40.
Staff suggests that park dedication fox one lot in the form of cash be requested.
Recommendation
Staff recommends that the Paxk and Recreation Commission recommend cash dedication
fox one lot fox the subdivision request.
