Request
The Commission is asked to consider park dedication requirements for a proposed 10.53 acre
commercial development adjacent to Highway 169.

Analysis
The subject parcel is located at the southwest comer of Highway 169 and Main Street. The property
is predominantly vacant, however there is an existing sn-ucture on it that was previously Dr.
Johnson's Chiropractic office. In recent years it has been used as a seal estate office and a mortgage
office. Also located on the site is a wetland and a billboazd.
The applicant is proposing to create two lots within the plat; one for a detention pond and
relocation of the billboud; the second for two multi-tenant coxmnexcial buildings.
There are no park target azeas adjacent to or urithin the vicinity of the subject parcel. Staff therefore
suggests the Commission recommend cash at $4,500 per acre for dedication requirements.
Recommendation
Staff recommends that the Commission recommend cash in the amount of X47,385 (2004 rate) for
the plat of Cazson Business Park.
