The Commission is asked to consider park dedication for a single lot simple plat (administrative

Analysis
The subject property is comprised of 40 acres. Located on the property is a portion of County
Ditch #1, a large wetland complex and trees. This site is currently vacant.
The applicant is proposing to create a 10-aae parcel in order to create a buildable lot. The applicant
has submitted a preliminary simple plat that is dedicating the appropriate amount of right-of-way as
required by the City and the County.
The site is outside of any park target area, and is too small fox the Commission to consider land fox
park dedication purposes. Staff therefore suggests that cash fox one lot be collected fox park
dedication.
Recommendation
Staff recommends that the Parks and Recreation Commission recommend cash dedication for one
lot.
