Overview
The applicant is proposing a 35 lot single family cluster development on an approxnnately
64-acre parcel that will be accessed from Windsor Paxk 3"' on the north and from Windsor

Park from the east The subject property is open rolling meadow land with most of the
westerly portion being wetland.
Cluster developments axe required to provide at least 50% of open space within the
development. The proposed plat will be providing approximately 42-acres (65%~ of open
space.
Two internal trail connections axe being proposed within the development and no sidewalks
axe being proposed.
There is dedicated park land in Windsor Paxk as well as dedicated park land on the north
side of County Road 33, which was dedicated with Windsor Paxk 3rd. Either of these
existing park areas could be utilized fox a playground structure that could serve this new
neighborhood.
The site is outside of any park target area, and is located near existing parks. Staff therefore
suggests that cash be collected fox park dedication.
Recommendation
Staff recommends that the Parks and Recreation Commission recommend cash dedication
fox 35 lots.
