Overview
The applicant is proposing a Preliminary Plat Qackson Block). The .53-acre property will be
utilized fox amulti-level building which will have a commercial component at the street level
with residential units above. The number of residential units is not known.

There is "park" area (Rivers Edge Coxxunons) directly across the sweet from the subject
property. The site is outside of any park target area, and is located near an existing "park"
area. Staff therefore suggests that cash be collected for park dedication. The applicant
stated that they would like the dedicated money be used towards the river walk/park area in
downtown.
Recommendation
Staff recommends that the Parks and Recreation Commission recommend cash dedication
per unit for the residential portion and cash dedication fox .53-acres of commercial land.
