Consider park dedication fox the Preliminary Plat of Jackson Street Villas.

Overview
The applicant is requesting a Land Use & Zoning Change as well as a Preliminary Plat. The
applicant is proposing an 80 unit multi-family townhouse project on a parcel located
adjacent to and east of Lions Park. The site will be accessed from two locations, one on the
Mema to Packs & Rec/P 0416

south from 6`° Street and another on the east from Jackson Avenue. The subject property is
open meadow land with no trees.
The current proposed plan shows 80 units with no green space in the development. This
layout will not meet the requirements fox the R3 zoning district.
All internal street connections axe private and no sidewalks ox paths were indicated internally
or with connections to the park.
There is park land directly adjacent to the subject property which will provide recreational
activities fox this development.
The site is outside of any park target area, and is located near an existing park. Staff
therefore suggests that cash be collected fox park dedication.
Recommendation
Staff recommends that the Parks and Recreation Commission recommend cash dedication
fox number of units in the fmal plat.
