Request
Consider park dedication for a Simple Plat (Sunrise Paxk).
Location
The property is on the east side of Yale Street, south of 170"' Avenue
Zoning/ Land Use
R-la (Single Family Residential) / LR (Low Density Residential)
120 Day Rule
In order to comply with Minnesota Statute 15.99 (120 -Day Requirement), action must be
taken on this request by February 18, 2005

The applicant is proposing a Simple Plat to create one new lot. The lot will ($ approved)
will be utilized for a Habitat far Humanity home.
The site is not large enough fox land dedication. The site is outside of any park target area.
Staff therefore suggests that cash fox one lot be collected for park dedication.
Recommendation
Staff recommends that the Parks and Recreation Commission recommend cash dedication
for one lot.
