Applicant Sportech, Inc. Location/ Address 10800 175th Avenue NW 60 Day Rule The City must take action by May 26, 2012 OVERVIEW The applicant wishes to rezone the 6.02 acre parcel from PUD to Business Park. Currently, the parcel is governed by the Elk River Crossing PUD agreement, and the buildings previous use was commercial. The applicant plans to use the property for manufacturing, which is a use consistent with Business Park zoning. BACKGROUND/PRECEDENT The subject parcel was added to the Elk River Crossing PUD in 2004. The original PUD agreement was dated 1999. Initial Use The applicant wishes to convert the 50,000 square foot building into a light manufacturing/warehouse space, consistent with the uses allowed in the Business Park zoning district. No changes are proposed to the exterior of the building, although prior to occupancy, the applicant will be required to furnish a proof of parking plan, as the building does not meet the parking required of an industrial property. Proof of parking for industrial uses is not uncommon, especially for large buildings. The proof of parking plan will be reviewed by the internal site plan review committee.
