6.3. SR 04-20-1998'ity of iver MEMORANDUM Item # 6.3. TO: FROM: DATE: SUBJECT: Mayor and City Council Steve Ach, City Planne~~. April 20, 1998 Request for Final Plat Approval for Orono Shores, Case No. P 97-12 Issue Guardian Angels of Elk River, Inc. is requesting final plat approval for Orono Shores. Overview The proposed final plat is somewhat consistent with the preliminary plat that was previously approved by the City Council. The final plat is probably more reflective of the final development plan approved by the City Council which incorporated the necessary variances to the Shoreland Ordinance. The plat will need to be adjusted by including a lot number on the common area surrounding the townhouse units. In addition, the drainage and utility easement along the west property line will need to be made part of one of the lots in the plat and not be a separate lot. Since the entire property is being platted at this time, the development fees will need to be paid for the entire property prior to recording the plat with Sherburne County. Recommendation It is recommended the Council approve Resolution No. 98- plat approval for Orono Shores with the following conditions: __ granting final A DEVELOPERS AGREEMENT AND PLANNED UNIT DEVELOPMENT AGREEMENT BE SIGNED AND RECORDED ALONG WITH THE PLAT.
