Given the Comprehensive Park Plan, staff recommends that the Parks and Recreation Commission
recommend that park dedication be paid in the form cash far 19.12 acres, at the rate applicable at the
time of Final Plat. ($2,485 in 2012 equates to $47,513)
Background/Discussion
The subject site is platted as Natures Edge Business Center and is zoned both C3 (Ilighway Commercial)
and I1 (Light Industrial).
The plat will be divided into three buildable lots and two oudots. The subject property excluding right-
or-ways is 68.18 acres in size. The three buildable lots are 19.12 acres with the remaining acreage being
the oudots. Park dedication is only being reviewed for the three buildable lots (191.2 acres).
Park Comp Plan
The Comprehensive Park Plan does not indicate any park target area nor trail corridor in the wider area.
The project will include a pedestrian component along Twin Lakes Road.
