Staff recommends approval of the lot split as presented, with one condition:
1. The subdivision drawings shall be submitted to the city in an electronic format (.dwg
file) as required by city ordinance and land use application.
BACKGROUND/DISCUSSION
Robert Stuttgen owns a 57.07 acre parcel on the south side of County Road 33, west of Wilderness Acres.
He wishes to split the lot, creating a 2.5 acre parcel and a 53.78 acre outlot. The 2.5 acre parcel (Lot 1,
Block 1, Trace Heights) will hold the existing house and farm buildings. The outlot will continue to be
used for agricultural purposes. No building or subdivision can occur on the oudot until that lot is platted.
City ordinance allows the subdivision of property via an administrative subdivision by simple plat process.
This process requires only review and a public hearing at the City Council level.
Access
Access to the lot will be via an existing driveway off of County Road 33. No new roads are being
proposed, although additional right of way is being provided for County Road 33.
Easements
An existing 100-foot easement for an underground gas pipe line runs along the west boundary of the
outlot. A 50-foot easement for the same purpose runs along the southern boundary of that lot.
The plat shows 10-foot drainage and utility easements along the perimeter of lot 1, block 1.
Parks
No park dedication is required with the platting of one lot. Park dedication will be required at the time
the outlot is platted. The Park Master Plan suggests a trail connecting County Road 33 to the Sedge
Meadow Park on the south side of the outlot, this will be required when the outlot is platted.
Utilities
The property is outside the urban services district and is served by an onsite well and septic system.
