Heinum for Conditional Use Permit erem Barnhart, Plannin Mana er to amend Barrington Square PUD to allow Physical Recreation REVIEWED BY and Training Uses, Case No. CU 12-13 ACTION REQUESTED Staff recommends that the Planning Commission recommend approval of the amendment to the Barrington Square Planned Unit Development (PUD) to allow physical recreation and training uses. BACKGROUND/DISCUSSION The subject property is currently -zoned PUD. The Barrington Square PUD agreement was created in 1986 and physical recreation and training uses are not allowed by the PUD agreement. The term/use of physical recreation and training is relatively new andhas only been incorporated into our ordinance language for approximately five years. The. thought of including these uses was not even considered in 1.995. Some examples of physical recreation and training uses are, but not limited to: dance studios, fitness center, gymnastic studios and karate studios. Land Use The subject property has an underlying land use of Urban Residential which depicts the residential development pattern within the Urban Service Area. The housing units consist of both single-family detached and attached housing units. Attached unit types include duplexes and townhomes. The subject property and other adjacent properties have been retail/commercial/office in nature since 1986. Physical recreation and training uses can be placed in this area as conditional use with no negative impact. Recommendation Staff is recommending the Planning Commission recommend approval of the request because physical recreation and training uses are consistent with the PUD.
