Position Title: Building Maintenance Worker
Department: Public Works
Immediate Supervisor's Title: Public Works Director
FLSA Status: Non-exempt
Purpose: The Building Maintenance Worker is responsible for preserving the
physical integrity of city buildings and facilities by applying skilled custodial and
maintenance services. This position may require the coordination and monitoring
of outside contracting and/or supervision of a custodial employee.
ESSENTIAL FUNCTIONS
Perform routine cleaning activities in and around city hall, library and other
city facilities, i.e. (street garage, ice arena, fire hall, EDA incubator building,
WWTP, etc.).
A. Clean city hall and library daily
B. Maintain all floors to include vacuuming, carpet cleaning, sweeping,
mopping, buffing and waxing.
C. Clean windows (inside and outside), walls and baseboards.
D. Washes sinks, mirrors, hardware in restrooms and other areas and
sanitizes restroom facilities.
D. Empty garbage and recycling containers.
E. Maintains product inventory for towels, toilet tissue, soaps, light
bulbs and other necessary supplies.
F. Clean other city facilities as needed.
G. Sets up and takes down chairs, tables, etc. for meetings.
Coordinate and monitor outside cleaning contracts and/or supervise custodial
employee, if required.
A. Direct, evaluate and provide work direction to building cleaners.
B. Contract building cleaners on an as needed basis.

Performs routine interior and exterior maintenance and repair services.

Maintain all lighting to include flourescent, emergency, exit and
outside lights and timers.
Minor carpentry.
General minor repairs.

Monitors the functioning of electrical, plumbing, heating, air conditioning
and other mechanical systems.
A. Operates seasonal controls for city buildings; i.e. heating and air
conditioning.
B. Changes filters, cleans coils and condensers in HVAC units for city
buildings as applicable. Reports any apparent problems to supervisors
immediately.
C. Coordinates contractual services.

Perform light duty grounds maintenance.
A. Clears snow in immediate entrance areas of city facilities.
B. Maintain grounds to include mowing, trimming, pruning, weeding and
watering.
REQUIRED KNOWLEDGE, SKILLS, AND ABILITIES
· Knowledge of the practices, procedures, equipment, chemicals and materials
used in building maintenance.
· Knowledge of basic building maintenance work (including carpentry, plumbing,
electrical and heating systems).
· Skilled in the safe operation of tools. Requires the ability to wear and use all
safety equipment as necessary.
· Ability to work independently and prioritize duties.
· Ability to establish and maintain effective working relationships with coworkers
and the public.
· Ability to read, understand, and follow written and oral instructions, including
safety rules.
· Ability to comprehend, calculate, problem solve, and consult relevant sources
and manuals.
· Ability to lift and carry heavy objects, climb, crawl, stand, bend, reach and
manipulate objects and equipment requiring manual dexterity as needed to
perform duties.
· Ability to supervise employees.

MINIMUM QUALIFICATIONS
· High school diploma, GED or equivalent.
Valid Minnesota driver's license with good driving record required.
· A minimum of two years experience in building maintenance.
· Able to obtain a State of Minnesota Special Engineers License for routine
maintenance and care of boilers.
PREFERRED QUALIFICATIONS
· A minimum of four years experience in building maintenance.
· Possess a State of Minnesota Special Engineers License for routine maintenance
and care of boilers.
