Quotes for the Cleanup for Rental
Space at the Old Northbound Liquor
On April 1, 1998, a memo was presented to you in regards to the clean-up of
the old Northbound Liquor store for retail space. At that time approval was
given for obtaining quotes for this work. Advertisement was displayed at the
Building and Zoning window and also in the outside directory. A total of six
contractors showed interest and one plumbing & heating contractor. Of the
seven contractors, three of them provided a quote for this work. The
following is a list of these quotes:
Nailbender Corp.
1. Carpentry work and finishing $20,087.00
2. Plumbing 4,680.00
3. Heating & duct work 5,962.00
4. Electrical 4,716.00
5. Sprinkler system (estimate only) 1,500.00
Total $36,945.00
Riverside Company
1. Carpentry work & finishing $14,415.00
2. Plumbing 6,045.00
3. Heating & duct work 5,546.00
4. Electrical 4,225.00
5. Sprinkler system 1,765.00

B & D Plumbing & Heating
1. Plumbing $ 6,944.00

The following is a list of contractors I am recommending to you for approval
of the construction project at Northbound Liquor:

Riverside Development for the demo and carpentry work $14,415 as
outlined in their quote.
Riverside Development's electrician work $4,225.
Riverside Development's sprinkler contractor work $1,765.
B&D Plumbing & Heating for the heating, ventilation, and air
conditioning work $5,560.
B&D Plumbing & Heating for the plumbing work $6,944.
Total project cost: $32~909
As noted, B&D Plumbing and Heating is slightly higher on their plumbing
cost, however, their price includes installation of a urinal and floor drains,
which were on the plans. To be consistent I contacted B&D and asked for a
credit for these items to get a more accurate bid. They were competitive with
the other quotes. Also, B&D was $14 higher than Riverside Development in
regards to the heating and duct work, but Riverside was bidding on two
110,000 Btu furnaces whereas B&D was quoting two 150,000 Btu furnaces.
Please keep in mind that with any remodeling project there may be some
hidden costs, but, I am confident it will not be in excess of 10%.
