Overview
The applicant is interest in purchasing the subject property for personal and business use.
They want to operate a Machinery Moving Business out of the home. The applicant has

four semi-tractor/trailers, two straight trucks and some miscellaneous forklifts of varying
sizes. All of the equipment will be stored inside the existing storage buildings on site.
The business will consist of four full-time employees that will arrive at 7:00 am to load up
equipment and leave for the day. They will be returning approximately at 4:30 pm to park
the trucks and trailers in the buildings and leave. The business will be open Monday through
Friday and will be closed on all legal holidays.
The applicant has stated that they have no intention of growing in size.
Analysis
Located on the 100-acre property is a single family dwelling with two large detached pole
buildings/barns. The adjacent properties are single-family residents and farmsteads.
Staff visited the site and found that there is adequate screening for the neighboring
properties with the existing vegetation and orientation of buildings. The house and pole
buildings/barns are set back approximately 400-feet from the road. With the combination of
vegetation, distance from the road and distance from neighboring buildings, the business
should not create an adverse impact on adjacent properties.
Planning Commission Action
There were a couple of area residents that spoke of their concerns with the amount of truck
traffic currently on Brook Road and the damage they do to the roads and believe that adding
more trucks will only make it worse.
The Commission inquired about weight restrictions and it was noted that the County posts
the weight restrictions and that they are typically placed during the spring season when the
frost is leaving the ground. There was also discussion if the property could be accessed from
Hwy 169 but the property does not have Hwy 169 frontage.
The Planning Commission voted unanimously to recommend approval of the Conditional
Use for a Home Occupation (Semi Truck & Trailer Parking for Trucking Business).
Recommendation
Staff and the Planning Commission recommend that the City Council approve the
Conditional Use for a Home Occupation (Semi Truck & Trailer Parking for Trucking
Business) with the following conditions:

IF MORE THAN FOUR SEMI-TRACTOR/TRAILERS AND/OR
MORE THAN TWO STRAIGHT TRUCKS ARE NEEDED, THE
APPLICANT SHALL APPLY FOR AN AMENDMENT TO THE
CONDITIONAL USE PERMIT.
ALL EQUIPMENT SHALL BE STORED INSIDE.

Conditional Use Permit/Residential
Description of Project/Request
We want to purchase this property for personal and business use. Our
family will live in the house and we would like to store our company
equipment in the out buildings. We own a machinery moving business.
We own four semi-tractor/trailers and two straight trucks. We also own
miscellaneous forklifts of various sizes. Our company has four full-time
employees. They start work at 7:00 am. They load up the equipment
needed for that days work and then they leave to go do their jobs.
When their jobs are done, they return at approximately 4:30pm, put
their equipment away and leave for the day. All trucks and equipment
will be stored inside. We are open Monday through Friday. We are
closed on all legal holidays. We do not have any intention of growing in
size. Our business is presently located in Anoka, MN. We have been
renting a building there since our business began in October 1994.
