OVERVIEW This draft ordinance clarifies the setback and the signage requirements for the I-3 zoning district. BACKGROUND/PRECEDENT In June of 2010, the City established the I-3 zoning district, a hybrid of the I-1 and I-2 zoning districts. The I-3 zoning district was originally created to move some of the uses that do not require infrastructure (water/ sewer, heavy roads) out of the urban service district. Since that time,it has been noted that the signage and setback requirements should be clarified. This zoning ordinance amendment is intended to clarify those requirements. In essence, the signage follows the I-2 zoning district, and the setbacks follow those prescribed in the I-2 zoning district.
