OVERVIEW
This draft ordinance clarifies the setback and the signage requirements for the I-3 zoning district.
BACKGROUND/PRECEDENT
In June of 2010, the City established the I-3 zoning district, a hybrid of the I-1 and I-2 zoning districts.
The I-3 zoning district was originally created to move some of the uses that do not require infrastructure
(water/ sewer, heavy roads) out of the urban service district.
Since that time,it has been noted that the signage and setback requirements should be clarified. This
zoning ordinance amendment is intended to clarify those requirements.
In essence, the signage follows the I-2 zoning district, and the setbacks follow those prescribed in the I-2
zoning district.

CITY OF ELK RIVER
AN ORDINANCE OF THE CITY OF ELK RIVER AMENDING
SECTIONS 30-1295, GENERAL INDUSTRIAL ZONING DISTRICT OF THE ELK
RIVER, MINNESOTA, CODE OF ORDINANCES
The City Council of the City of Elk River does hereby ordain as follows:
Section 1. Section 30-877 of the City of Elk River Code of Ordinances titled I-3
medium industrial district shall be amended to read as follows:
(a)Temporary signs as permitted in section 30-851 et seq.
(b)Permanent signs.
(1)One permanent area identification sign per neighborhood,subdivision, or
development. not to exceed 64 square feet with a.maximum height of 20 feet. The
area identification sign shall be located on the same premises as the development it
identifies.
(2)One freestanding sign, not to exceed 150 square feet with a maximum height of
30 feet.Where a lot has in excess of 300 feet of street frontage,one additional
freestanding or monument sign will be allowed. This sign shall be subject to the size
and height limitations of the first allowed freestanding or monument sign and may be
placed no closer than 150 feet to any other freestanding or monument sign on the
same premise.
(3)The sign area of area identification signs and freestanding signs may be
increased 25 percent if the sign is constructed as a monument sign.
(4)One wall sign, not to exceed 120 square feet per occupancy.
Section 2. Section 30-1311 of the City of Elk River Code of Ordinances titled Principal
structures shall be amended to read as follows:
