BACKGROUND/DISCUSSION In April 2012, the subject property was rezoned from Planned Unit Development to Business Park. During the rezoning process, the underlying land use was overlooked and needs to be amended to Light Industrial (LI). Comprehensive Plan The Light Industrial category includes industrial uses that are lower in intensity of activity. These uses limit the potential for adverse impacts on adjacent land uses due to factors such as noise and odor. Examples of Light Industrial uses include offices, enclosed storage and warehousing, research laboratories and light manufacturing. Because light industrial is an appropriate land use for Business Park, staff is recommending the subject property land use be amended from Highway Business to Light Industrial.
