Action Requested
Staff recommends that the Parks and Recreation Commission recommend approval of the Heritage
Maples plat request, as illustrated on drawings dated 7/29/2013,with the following condition:
1. Park dedication shall be provided in the form of cash for the total number of units as
approved in the Conditional Use Permit at the rate applicable at the time of Final Plat
approval.
Background/Discussion
The applicant is proposing a senior residential development project and memory care facility. In order to
build the proposed project, they will need to plat the subject property. The property is a little over 7 acres
in size and is zoned PUD. The property is proposed to be platted into two lots, one for the project and
the other as an out lot.
According to the preliminary drawings staff received, the proposed senior residential development project
will consist of 20 residential units. The final number of units that is approved through the Conditional
Use Permit will be the basis for the park dedication fee.
The subject property is not located in a park target area nor is there any trail corridors indicated in the
area.
