SUBJECT: Consider Changes to Residential Side Yard Setbacks
Staff recently received a complaint from a resident in Trott Brook Farms regarding the lack
of adequate side yard setbacks for residential structures. Specifically, his complaint was the
fact that the equipment used by large corporate builders (i.e.,boom trucks) is now too large
to stay within the setbacks established by the City.
The Commission will recall that the side yard setbacks for residential districts are ten feet on
the living side and five feet on the garage side. The resident stated that the equipment is
approximately nine feet wide and therefore cannot maneuver around a structure under
construction without encroaching onto the adjacent property. The resident asked the City to
consider increasing the side yard setbacks.
Staff will complete some additional research and provide more information to the
Commission at the May 11`h meeting. The Commission should consider that a change in
setbacks could have a ripple effect in terms of lot size,house size, etc.
