Location 550 Freeport Avenue, Elk River Plaza Zoning/Land Use PUD (Planned Unit Development) / HB (Highway Business) Attachments • Location map • Site Plan Overview The Gym is located on the south side of the Elk River Theaters. The applicant is proposing to construct a 6,056 square foot addition to the south side of the existing facility. The area proposed for the expansion is currently a concrete slab. The slab will be removed as part of the addition. No additional parking spaces are proposed and no parking spaces will be removed. No new landscaping is proposed and none is proposed to be removed. No new Nanny Associates June 22,2004 Page 2 signage is proposed and the exterior of the addition will match the existing building. The impact of the addition on the site will be minimal. Recommendation Staff recommends that the Planning Commission recommend approval of this request for a conditional use permit for an addition to The Gym with the following conditions: 1. The entire concrete slab be removed and the area not covered by the addition shall be landscaped.
