Since the property is zoned PUD, a conditional use permit to amend the PUD is required to construct the proposed building. The proposed building is located along the north property line;it will be setback 13 feet from the north property line and about 105 feet from the east property line. The Furniture and Things warehouse is located to the north and the BNSF railroad tracks are to the east. There is about 33 feet between the Furniture and Things warehouse and the proposed building. The building will be 18 feet tall and constructed of concrete blocks. There are two overhead doors on the east side. No other improvements to the property are proposed as part of this project. Analysis Setbacks The proposed side yard setback for the building is 13 feet. The required side yard setback in the light industrial district is 25 feet. The Furniture and Things warehouse is setback 20 feet from their south property line. In 1994 they were granted a variance to the required 25 foot side yard setback setback. Since this property is a Planned Unit Development, a 13 foot side yard setback can be approved without the need for a variance. The Fire Chief has reviewed the site plan and is ok with the distance between the two buildings. Building Elevations The exterior of the building will be concrete block. The exterior should match the existing building. Accent stripes are also proposed around the top of the building. The two overhead doors on the east side of the building will be accessed from the existing yard area. Grading and Drainage There are no significant grading or drainage issues. Sewer and Water The site is currently served by on-site well and septic. The PUD Agreement for the Leon Lefebvre Addition states that no further development will be allowed in the Subdivision until city water and sanitary sewer are available. Furthermore,it states that the Developer will hook-up to city water and sanitary sewer within 2 years after these services become available, and will pay all availability and connection charges then in effect at the time of hook-up. The services were installed in 1998. The applicant will have to hook-up to city water and sanitary sewer. THE COLOR OF THE PROPOSED BUILDING SHALL MATCH THE EXISTING BUILDING. 2. THE APPLICANT SHALL HOOK-UP TO CITY WATER AND SANITARY SEWER.
