Overview
In July 1996 the applicant was granted a conditional use permit for the
maintenance facility and outdoor storage. The approved plan did not include
a storage building. The applicant is requesting an amendment to the
conditional use permit to allow construction of a 65' X 30' (1,950 s.f.) storage
building which will be used to store vehicles.
The proposed building will be gray concrete block, 22' 6" tall with a 7 foot
wide gray metal band on the on the top of the east side. The building will

extend 16' 6" above the existing fence. The setback requirement is 25 feet
from the side property line. The proposed location meets that requirement.
Some of the trees, shown on the site plan approved in 1996, have died and
should be replaced as part of this project. Since the proposed location of the
storage building will require the removal of some trees, additional evergreen
trees should be planted along the west property line to provide screening.
Planning Commission Meeting
At the August 25th Planning Commission meeting, no one spoke at the public
hearing. The Commission discussed alternate locations for the building and
the need to preserve the existing trees.
Recommendation
The Planning Commission recommended the City Council approve ISD
#728's request for an amendment to their conditional use permit to allow
construct of a 1,950 square foot storage building with the following
conditions:
1. All landscaping shown on the approved site plan which has died shall be
replaced and all the conditions of approval for CU96-10 be complied with.
2. The construction area be fenced to protect trees.
