Analysis
The Commission may recall that in 2001,the City reviewed a mixed residential subdivision
tided"West Oaks" for the 38 acres located west of Waco Street and north of Pinewood
Golf Course. That project included 170 units of townhomes, both single family detached
and traditional back-to-back units. That application was denied by the City Council.
The property owner/developer has been working to revise the proposed subdivision and has
submitted the attached sketch plan for discussion with the Commission. The new plan has a
total number of 137 units; 15 single family,and 122 multi-family units. A 2.27 acre park is
being proposed on the west side of the site. The park is bounded by two streets with a
combination of flat open area, as well as a partially treed area. The park also abuts an
adjacent wetland area. It is the developer's proposal to grant both land and cash in order to
meet the park dedication requirements.
The applicant will be attendance to discuss the proposal prior to the March 12th meeting.
Please be prepared to provide direction to the owner/developer.
