Analysis
Suburban Land Development has submitted a preliminary plat for Boulder Point. The
subject property is located at the southeast corner of the intersection of Sherburne County
No. 12 and Twin Lakes Road and totals approximately 1.5 acres.
The current proposal is to subdivide the property into two lots for two townhome
structures. Lot-1 will be utilized for 5 units and Lot-2 will be utilized for 4 units.
Since the subject parcel is not located within an area-wide community park target area, staff
recommends that the Commission consider park dedication in the form of cash for nine
residential units.
Recommendation
Staff recommends that the Commission recommend cash dedication for nine residential
units.
