The Commission is asked to consider park dedication requirements for the preliminary plat
of Birchview.

Analysis
The applicant is proposing to replat an approximately 17 acre site into six buildable parcels.
Located on the parcel is an existing earth home with the remainder of the site being
occupied by open space,a large Type 3 Wetland complex,and wooded areas. A small street
(207`h Avenue NW) would be constructed, servicing five vacant buildable sites.
This parcel is outside any park service areas;therefore,staff recommends that the Park and
Recreation Commission recommend cash dedication in lieu of land for this parcel.
Recommendation
Staff recommends that the Commission recommend cash for park dedication purposes.
