Consider Park Dedication — Preliminary Plat, Elk River Station
Request
The Commission is asked to consider park dedication for the preliminary plat of the revised
Elk River Station.

Analysis
The revised preliminary plat of Elk River Station includes the following components:
1. 298 townhome units
2. 60 apartment units
3. 60 — 70 senior cooperative units
4. Several acres of commercial property
Phase One of the development will be the townhome portion of the project. At the August
14,2002 Park and Recreation Commission meeting,the consensus of the Commission was
to require cash dedication.
Recommendation
Staff recommends that the Park and Recreation Commission recommend cash dedication
based on a per dwelling unit rate for the townhomes,apartments,senior cooperative, and a
per acre rate for the commercial portion of the project.
