Request
The Commission is asked to recommend park dedication for a 103-unit subdivision
proposed by DR Horton and Shade Tree Construction.

Analysis
D.R. Horton and Shade Tree Construction are proposing a mixed residential project
comprised of 103 dwelling units. Twenty-one units will be single family; 31 units will be
ramble-style townhomes; and the remaining 54 units will be condominiums.
The subject property is located due south of Trott Brook South, a 149-unit residential
subdivision recently approved by the City Council. For Trott Brook South,the Park and
Recreation Commission recommended cash dedication in lieu of land. The proposed
subdivision excepts 7.25 acres which may be subdivided in the future. Hillside City Park is
located east of and adjacent to the proposed subdivision.
The subdivision would allow for trail connections to the adjacent Hillside City Park through
the powerline easement along the north property line. The Commission has a number of
options for dedication to consider:
1. Accept 10 percent (3.2 acres) of land;
