The Schuweiler's are requesting an Administrative Subdivision to create two parcels, one of
which will be vacant.

Analysis
The subject property is located at the intersection of County Road 32 (Meadowvale Road)
and County Road 79. It is 23.03 acres in area with an existing homestead located on the
property with access to County Road 32. The proposed subdivision will create three parcels;

Parcel A for the existing home, Parcel B which will be buildable with access to County Road
32 and Parcel C for a 50-foot right of way along both County Roads 32 and 79.
The north 10-acre lot (Parcel A), which contains the existing homestead, will have frontage
on both County Road 32 and County Road 79. The south 10.?9-acre lot (Parcel B) will have
frontage on County Road 32.
Park and Recreation
The Park and Recreation Commission recommended that the City accept cash dedication for
the vacant parcel.
Drainage and Utilities
The City Engineer's memo addresses site drainage and utilities.
Recommendation
Staff recommends that the City Council approve the Schuweiler Administrative Subdivision
with the following conditions:
1. ALL COMMENT OF THE CITY ENGINEER SHALL BE ADDRESSED.
2. ALL COMMENTS OF SHERBURNE COUNTY SHALL BE
ADDRESSED.
3. PARK DEDICATION FEES FOR ONE LOT SHALL BE PAID PRIOR TO
RELEASING THE SUBDIVISION FOR RECORDING.
4. SURFACE WATER MANAGEMENT FEES FOR ONE LOT SHALL BE
PAID PRIOR TO RELEASING THE SUBDIVISION FOR RECORDING.

RE: JIM SCHUWEILER ADMINISTRATIVE SUBDIVISION
Dear Ms. McPherson:
As requested, we have reviewed the Administrative Subdivision for Jim Schuweiler prepared by
Taylor Land Surveyors and dated June 3, 2002. The administrative subdivision takes an
approximately 20-acre site and divides it into two 10-acre parcels. We have reviewed all of the
descriptions and find them to be correctly written. The administrative subdivision also provides
the necessary 50-foot right-of-way along both County Road 32 on the east and County Road 79
on the north. Based on our review,' we would recommend approval of the Administrative
Subdivision for Jim Schuweiler.

Dear Ms. McPherson;
We support the request from Jim Schuwieler to create a new lot along County Highway 32 with
the following conditions:
1. An access permit is required; both the removal and construction can be accomplished
under one permit.
2. There is an existing field access to Parcel A that must be removed. The placement of the
access for Parcel B will be determined during the permitting process.
3. Dedicate 50' of right of way in fee title to Sherburne County along both CH 32 and CH
79.
