The subject property is located west of County Road 77,north of Lafayette Woods,and south of
Ridgewood 1st Addition. The property is substantially wooded with a large change in
topography. The property is approximately 15.74 acres in area, with an existing home and
outbuilding located on what is proposed to be Lot 5, Block 1, Echo Hill.
The property is proposed to be subdivided into five large single-family lots (greater than 2.5
acres). Each lot will have its own well and septic system,as this is outside of the City's Urban
Service District.
Because this property is outside of the City's Urban Service District, it is not within a park
service area. It can be noted on the location map, however, that an area wide park circle is
located north of Ridgewood 1st Addition. This is identifying an extension to Top of the World
Park.
Due to the size of the parcel,the maximum amount of land dedication would be 1.5 acres.
There are several recreation opportunities nearby: a private park in Ridgewood,Outlot A of
Lafayette Woods,and Ridgewood East Park located east of Proctor Road on Highland Road.
Due to the fact that this is not within a park service area,staff recommends that the Commission
consider cash dedication for four lots.
Recommendation
• Staff recommends that the Park and Recreation Commission recommend cash dedication for
four lots for the preliminary plat of Echo Hill, Case No. P 02-09.
