City ikj E River MEMORANDUM TO: Planning Commission FROM: Michele McPhers• , Director of Planning DATE: May 8, 2002 SUBJECT: Consider Park Dedication - Case No. P 02-I I, Preliminary Plat, Mississippi Oaks 3rd Addition Request The Commission is asked to consider park dedication for the preliminary plat of Mississippi • Oaks 3rd Addition. Attachments • Location Map • Preliminary Plat Analysis The subject property is located south of Mississippi Road and east of Fresno Street, at the Denver Street alignment. There is a neighborhood park symbol identified on the parcel which may be for the adjacent property. The subject property is currently vacant and has been left fallow for several years. This is the third addition of Mississippi Oaks. The property measures 27 acres in area. There are 51 lots proposed for this subdivision. This property is located in Park Service Area 5 which indicates that the park needs would be met with Mississippi Oaks 2nd Addition. There are two parks within close proximity of the subject property;Fresno Park at the intersection of Fresno Street and 182nd Avenue,and Mississippi Oaks Park located at the intersection of 180th Avenue and Elgin Street. The Commission will need to provide direction to staff as to whether land,up to 2.7 acres,or cash($78,540)is desired for park dedication. Recommendation • Staff recommends that the Commission provide staff with direction regarding the park dedication requirements for Mississippi Oaks 3rd Addition.
