SUBJECT: Review Concept Plan - Holzem Property
REQUEST
The Commission is asked to review the latest concept plan for the Holzem property
• and provide further direction to staff.

ANALYSIS
Staff has been working with Gold Nugget Development regarding the park and trail
requirements for a residential development located on approximately 75 acres at the
southwest corner of Fillmore Street and County Road 12. Per the Commission's
previous discussion during the Master Park Plan analysis, staff indicated to the developer
that I0 percent land dedication would be most desired for this parcel. This will allow
approximately 7 %z acres of land to be developed for park purposes.
The developer has indicated a trail connection between the multi-family section of the
project and the park. Staff has preliminarily indicated to the developer that a sidewalk
or trail connection from County Road 12 to Fillmore Street is also desired. No concept
plan for the park has been submitted.
