Case No. P 01-09 Kliever Lake Hills The Commission is asked to consider on a concept basis,park dedication for the preliminary • plat of Kliever Lake Hills. Attachments • Location Map • Preliminary Plat of Kliever Lake Hills • Combined Kliever Lake Fields/Kliever Lake Hills Preliminary Plat Location The subject property is located Vs mile south of County Road 12 and 1/a mile west of Fillmore Street. Analysis Kliever Lake Hills is adjacent to and south of Kliever Lake Fields. Separating the two plats is a 150-foot power line easement noted as Outlot C on the preliminary plat of Kliever Lake Hills. The topography changes dramatically from Kliever Lake Fields to Kliever Lake Hills in the area, which would make a logical extension of the park, agreed to in Kliever Lake Fields. The Commission should consider whether acquiring additional land is appropriate in this area or, if cash dedication for 60 lots would be the preferred alternative. In reviewing a possible layout for both parks,it appears that playground structure could be placed on the top of the hill,freeing up additional area in the park of Kliever Lake Fields for Memo to Park and Recreation/P 01-09 • June 13,2001 Page 2 play fields and other amenities requiring large amounts of flat open space. The City may also accept Outlot C to include in the park without acknowledging it for credit. Staff would recommend that a sidewalk be incorporated into the plat for ease of pedestrian movement. Recommendation Provide staff and the developer with direction regarding park dedication for the preliminary plat of Kliever Lake Hills.
