Action Requested
Approve,by motion,Preliminary Plat to Douglas Warneke for DHJ Plat, Case No. P 14-03,with the
following conditions:
1. Surface Water Management Fee, one (1) lot at the rate applicable at the time of Final Plat
approval.
2. All appropriate grading permits must be obtained prior to commencing work on the site.
3. Grading and Erosion Control Plan be submitted and approved by the city engineer prior to
the issuance of building permits.
4. Water Availability Charge be paid prior to releasing the plat for recording.
5. Park Dedication shall be provided in the form of cash for one (1) lot at the rate applicable at
the time of Final Plat approval.
6. Any item or condition found that indicates the site is likely to yield information important to
pre-history or history shall be reported to the city immediately. Further,the city reserves the
right to stop work authorized in its approval until the site is appropriately investigated and
work is authorized.
7. Service Connection Plan approved by city engineer.
Background/Discussion
Case No. P 14-03 —Public Hearing
The City Council reviewed this request at their June 2, 2014, meeting. You may recall the proposed plat
included the use of an odd triangular/curved parcel of city property (right-of-way). The Council did not
act on the request and directed staff to work with the applicant on the right-of-way. The applicant has
revised the plat,not to include the right-of-way.
The applicant proposes to subdivide two lots into three residential lots. All lots meet the minimum size
and frontage requirements. The new lot will be accessed from Holt/8"' Street.
