PRSR 08-08-2001 Item # 9.B.6. • *., Elk River MEMORANDUM TO: Park and Recreations Commission FROM: Michele McPherso ,Director of Planning DATE: August 8, 2001 SUBJECT: Case No. P 01-17 Preliminary Plat of Elk Path Business Center 2"d Addition- Park Dedication Request The Commission is asked to consider park dedication for the preliminary plat of Elk Path Business Center 2nd Addition to plat one lot from Outlot E, Elk Path Business Center 1' Addition. • Attachments • Location Map • Master Park Plan Excerpt • Preliminary Plat, Elk Path Business Center 2nd Addition • Concept Plan, Elk Path Business Center Analysis The applicant is requesting a preliminary plat to create one 2.24-acre lot out of the larger 79- acre Outlot E of Elk Path Business Center. The purpose of platting one lot is to allow for construction of a three-story 42,000 square foot office building to be occupied by John Oliver and Associates and other related tenants. The Master Park Plan shows a neighborhood park on this parcel,but it is zoned for business park development,with no residential development planned since the County purchased the 18 acres south of the Government Center. The Commission,in its previous review of the Elk Path Business Center,did reserve the right to request land dedication should it find it necessary.
