PRSR 10-10-2001 o Item #9.B.I. ilf k -�-� River 13065 Orono Parkway Elk River,MN 55330 MEMORANDUM TO: Park and Recreation Commission FROM: Michele McPherso , Director of Planning DATE: October 10, 2001 SUBJECT: Consider Park Dedication — Case No. P 01-13 Preliminary Plat of Park Pointe Request The Commission is asked to consider park dedication requirements for the preliminary plat of Park Pointe. • Attachments • Location Map • Master Park Plan Excerpt • Preliminary Plat • Grading Plan Location Northwest Corner of 175th Avenue and Fillmore Street Analysis As was reviewed at the August Park and Recreation Commission meeting,the applicant has submitted the preliminary plat of Park Pointe. The plat is comprised of approximately 80 acres of land,which includes rolling topography,woods,and a portion of Kliever's Marsh. The preliminary plat is comprised of 95 lots including two lots which will be retained by the current property owners. The subject property is 79.12 acres with a net buildable area of 64.65 acres (gross minus right-of-way and wetland). As was discussed at the August meeting,the developer proposes to dedicate Outlot A,the • area surrounding Kliever's Marsh, as well as an area of 8,125 square feet for a trail Phone:763.441.7420 Fax:763.441.7425 www.ci.elk-river.mn.us Memo to the Park and Recreation Commission/P 01-13 October 10,2001 Page 2 • connection on the east side of the project. The total area of dry land in Outlot A equals 4.85 acres; ten percent of the project area would equal 7.9 acres. The difference (3.05 acres) could be obtained when Lot 12,Block 3 is developed in the future. It is not known at this time if Lot 12 will be developed for more than one single-family residence.
