The Commission is asked to recommend park dedication for the preliminary plat of Cascade
Industrial Park.

Location
Jarvis Street at 161`Avenue
Analysis
The applicant is proposing a 19 lot industrial subdivision on 46.97 acres. Included in the
plat is an existing single-family home and two outlots.
The City's youth athletic complex is located directly adjacent to and west of the subject
property. Staff would suggest that cash dedication would be more appropriate than 4.7 acres
of land. Cash dedication at the current rate would total $52,660 at the current rate.
Recommendation
Staff recommends that the Park and Recreation Commission recommend cash dedication to
• meet the park dedication requirements for this preliminary plat.
