The residential lot is being created to accommodate the applicant's home which he intends to sell to his daughter. The applicant intends on farming the outlot until it is replatted for residential development. A park dedication will be required at the time the outlot is replatted. The first line of the Subdivision Ordinance, section 1008.18 regarding park dedication states this clearly as follows: In every plat, replat or subdivision of land to be developed for residential, commercial.... Recommendation Staff recommends that the Parks and Recreation recommend neither a cash or land park dedication until the outlot is platted for residential development. The new lot being created is really an existing use with no development occuring at this time.
